Roof size and pitch
The bigger the area, and the steeper the pitch, the more materials and time it takes — steep roofs also need more scaffolding and safety measures, which shows up in the price.
Material choice
Concrete tiles, clay tiles, slate — each has a different cost, lifespan, and look. We'll talk through what suits your property and budget rather than defaulting to the most expensive option.
What's underneath
Sometimes battens, felt, or timber need replacing alongside the covering itself. We won't know the full picture until the old covering's off — which is why we flag anything extra before doing it, not after.
Access and scaffolding
A straightforward terrace is quicker to scaffold than a detached property with complicated access — this is often a bigger factor in the final number than people expect.
Building Control fees, where they apply
As we covered in an earlier post, a full re-roof usually needs Building Control sign-off, and that's a real cost on top of the roofing work itself, not optional.
What actually helps you compare quotes fairly
Ask each roofer to break the quote down by these categories rather than just giving you one total. A roofer who can explain where the number comes from is worth more than one who just undercuts everyone else's total.
