Frequently asked questions.
Everything people usually ask before getting in touch — building control, cost, timelines, and what to do if things go wrong.
Do I need building control for a re-roof?
For small repairs, usually not. For a full or substantial re-roof, almost always yes — even if you're using the same type of tile, since it's the scale of the work that triggers it, not the finish. Structural changes (new roof windows, flat-to-pitched conversions, chimney removal) always need it regardless of size. Read the full breakdown.
How much does a roof replacement cost in Manchester?
It depends on roof size and pitch, material choice, what condition the timber and felt underneath are in, access and scaffolding, and whether Building Control fees apply. We won't give a number without seeing the roof — anyone who does is guessing. See what actually moves the price.
How long does a full re-roof take?
Most 3-bed semi-detached and terraced properties are done within a working week. Larger or more complex roofs take a bit longer, and weather or unexpected timber damage can add time. More on what affects the timeline.
What areas do you cover?
We're based in Denton and cover Stockport, Manchester, Edgeley, Tameside, Heaton Chapel, Poynton and the rest of Greater Manchester. If you're nearby and not listed, get in touch anyway — we usually cover it.
Do you offer free quotes?
Yes — get in touch through the form below, by phone, or on WhatsApp and we'll arrange a time to take a look.
What should I do if my roof is leaking right now?
Move anything valuable out from underneath it, catch the water rather than just mopping it up, and don't go up on the roof yourself — a wet roof in bad weather is exactly when accidents happen. Take photos once it's safe to, then call or WhatsApp us and we'll tell you honestly whether it needs an emergency visit today or can safely wait.
